When you see a house that’s been sitting on the market for a while, the reaction is almost automatic:

What’s wrong with it?
Why hasn’t anyone bought it yet?
Am I missing something?

A few years ago, those questions made perfect sense. Today? That mindset could actually cost you a great opportunity.

More Time on Market Isn’t Automatically a Red Flag Anymore

During the buying frenzy of recent years, homes sold in days—sometimes hours. Anything that lingered felt suspicious.

But that’s no longer the baseline.

Inventory has increased. Buyers have more options. And homes are simply taking longer to sell across most markets. In fact, the typical time it takes a home to sell has climbed this year, and that’s not a sign of trouble—it’s a sign of normalization.

Around 70+ days on market is actually very normal for this time of year. It just feels slow because we all got used to the chaos of bidding wars and instant offers.

That shift alone explains a lot of what you’re seeing. It doesn’t automatically mean there’s something wrong with the house—although, let’s be honest, sometimes there is.

 

Why Homes Sit Longer in Today’s Market

More often than not, a home that’s been sitting simply means one (or more) of the following:

  • There are more homes for sale in that specific area
  • The seller priced it a little too high initially
  • The home didn’t photograph well online
  • Buyers gravitated toward flashier or newer listings nearby
  • The timing just wasn’t right when it first hit the market

None of these are deal-breakers on their own.

 

What Buyers Often Get Wrong About These Listings

Many buyers assume that if a home hasn’t sold, it must have hidden problems. The reality? That’s not always true.

And if a home does have issues, they usually show up quickly during inspections. That’s not a reason to walk away automatically—that’s information you can use to negotiate.

In fact, this is often where the best opportunities live:

  • Less competition
  • More flexible sellers
  • Stronger negotiating power
  • Fewer emotional bidding wars

The key is knowing which homes are worth a second look—and which ones truly deserve a pass.
